" Nestled in woodland in a south-facing hilly position with a charming view of Preggio village, this villa in fenced gardens surrounded by mature trees and shrubs, offers seclusion without isolation. Furnished in traditional and modern styles with care and attention to guest’s comfort, the large rooms are flooded with light and cooled by the fresh mountain air; there are wonderful views of lush, forested hills, and the nearby village. Each floor in the two-storey villa is a self-contained apartment with separate entrance, lounge/diner, fitted kitchen, 3 bedrooms and a sofa bed. Outside is a loggia and terrace with table, 12 chairs, and barbecue. Other small terraces with tables and chairs enjoys views from the shade of the house. To the west is a large courtyard plus parking for 4 cars. One hectare of mature gardens, some wild, completely fenced. A wonderful location to simply relax by the pool and enjoy the ambiance of the secluded location and surrounding countryside. The pool, 10 by 5 metres, is 25 metres from the house on its own sunny terrace. Depth from 90cm - 3metres. 10 sun beds, and parasols. Prices are for rental of the whole house, or for up to 8 guests, just one floor (if preferred). The upper floor sleeps 4 + 1, one double bedroom, two single bedrooms, and a single sofa bed. The lower floor sleeps 6 + 2, two double bedrooms (one with separate entrance), another bedroom with two bunk beds, and a double sofa bed. Now equipped with modern flat screen TV's and TivuSat, up to 1000 international TV channels. "

Hints and tips from the owner:
See the personal website of the owner" The countryside is excellent for walking; the immediate area offers shady walks, with views over the Niccone valley and Lake Trasimeno. A trail to medieval Castel Rigone, 9km/6 miles; another along the Tiber River near Umbertide, 17km/11 miles (20 minutes). Preggio, 2 km/1.5 mile, offers a restaurant, two bars, a post office and general store. In the summer there is a classical music festival, and in October the famous Chestnut festa. Castel Rigone offers bars, a supermarket and pharmacy, and a major church, the Madonna dei Miracoli. To the north-east, the Niccone Valley offers spectacular scenery, horse-riding and restaurants and cafes to suit all pockets. Banks (ATM) can be found at Mantignana or Mercatale (15 minutes). Lake Trasimeno has beaches, boating and water sports at Passignano sul Trasimeno, (20 minutes, also a terminal for the ferry to the lake’s islands). Tuoro is the site of a major battle where Hannibal defeated the Romans. There are markets at Umbertide, Passignano and Castiglione del Lago, (40 minutes). Golf courses are at Antognola (30 minutes), Perugia (35 minutes), Panicarola (40 minutes) and Valdichiana (1 hour); tennis is available in Mercatale. Perugia, Assisi, Gubbio and Cortona (Tuscany) can be reached in less than an hour, as can Valdichiana Outlet Shopping Village. A good restaurant is only 10 minutes walk from the house. Means of access :
Car Essential. Nearest Airport San Egidio (Perugia). From San Egidio take E45 north; exit at Umbertide; drive north through town and take left turn signposted “Preggio 18km” (under railway). Follow this road until arriving at junction signposted Castel Rigone (left) and Preggio (right). At this point there is another minor (white) road on the right immediately before the road for Preggio. Take this and follow for 1km, where you will find Casa Peonia on the left. From A1, exit Valdichiana and follow the Raccordo (dual carriageway) east towards Perugia. Exit at the second Passigano exit (East). Turn left following signs for Castel Rigone. After 2km take the left turn for Castel Rigone, climbing the hills with views of Lake Trasimeno behind you. In Castel Rigone continue straight on towards Preggio, passing the outstanding church on the left. After 10km arrive at a junction signposted Umbertide (right) and Preggio (left). At this point there is another minor (white) road immediately in front of you. Take this and follow for 1km, where you will find Casa Peonia on the left. Upon arrival the Italian owners, who live nearby, will meet you. They will endeavour to ensure all your holiday needs are addressed. An English-speaking associate is also available.In the area:

"We enjoyed 2 weeks of silence, outstanding property, very nice and clean pool, just perfect!!! I will never forget Umbria overview from pool and Casa Peonia. We rent complete property but it is also perfect for 2 big families enough space and privacy. Also support and service perfect. Ein absoluter Geheimtipp für Jemanden der Ruhe und Natur sucht. Den ganzen Tag einen atemberaubenden Ausblick auf die Natur Umbriens. Die Räumlichkeiten sind sehr sauber, aber wer hält sich bei dem Umfeld schon Innen auf. Wir mieteten Casa Peonia komplett für 2 Wochen, das Raum- und Schlafangebot ist spielend ausreichend für 2 große Familien, ohne Beeinträchtigung der Privatsphäre… absolut Top!!! "
